Most commercial buildings back onto another commercial building. You buy the space, and a year later somebody grades the lot behind you and the view is gone.
That cannot happen here.
Why it is permanent
Behind the suites there is roughly ten acres of pond, wetland and wooded hillside. A utility easement runs through it, and that easement means the ground cannot be developed. Not by us, not by anyone who comes later. The hill behind it rises 60 to 70 feet, which screens what is on the far side.
Suites facing that direction look at the preserve and nothing else. That is not a marketing position. It is a recorded restriction on the land.
What actually lives out there
Deer come through regularly. So do turkeys. Sandhill cranes work the pond — a photograph taken from a suite doorway a few weeks ago has three of them standing in it, the water gone green with late-summer algae because the season has been dry.
Cranes are worth knowing about if you have not seen them. They stand four feet tall, they are loud in a way that carries a half mile, and they do not startle easily. They will be forty feet from an open overhead door and simply not care.
The natural area has been maintained deliberately rather than left to go to buckthorn. That takes work, and it is work nobody sees.
The part that was designed on purpose
The site did not come out this way by accident. Topography, building placement and solar orientation were worked out before anything came out of the ground. The result is that sunset is visible from roughly ninety percent of the suites.
That sounds like a small thing until you are standing in the doorway at seven in the evening with the door up. It is the reason people stay later than they planned to.
Two minutes in the other direction
The preserve is out the back. Out the front, within a couple of miles, there is a golf course, a movie theater, restaurants and gas. There is also a tunnel under the road so you can reach Fox Hollow by golf cart without ever crossing traffic.
It is an unusual combination — quiet on one side, everything you need on the other, and I-94 close enough that the drive from the west metro is short.
Come at the right time of day
If you are coming out to look at a suite, come late in the afternoon and walk around back before you go inside. The building is the reason you are here. The ten acres behind it are the reason people stop comparing.
