How to Buy a Garage Condo

Buying a garage condo is buying real estate, and the questions are the same ones you would ask about any building: what do I get, how do I pay for it, and what happens after I sign.

Here is how it works at The Hide Out Supermax Suites, start to finish.

Two Ways to Buy

Buy the shell outright and start using it right away, while permits and your build-out are arranged afterward to your plan. Or put down a deposit, work through the planning first, and buy the finished suite whole. Either way the suite is deeded to you.

What Comes With the Shell

100-amp electrical service, natural gas radiant in-floor heat, a plumbing stub-in, a fiber line, separately metered utilities, fourteen-foot overhead doors, windows, exterior insulation and a concrete mezzanine included in the price. The concrete floor and underground plumbing go in after you buy, so they match your layout instead of someone else’s guess.

The Move-In Package

Want to skip straight to using it? The Move-In Package adds painted walls, an installed bathroom, the mezzanine stairs and some lighting and outlets on top of the shell.

Financing: SBA for Business Owners

A suite at The Hide Out is commercial real estate, and the property qualifies for SBA financing when a business owns and uses it. That typically means a lower down payment than a conventional commercial loan. Your own lender can tell you what it looks like for your business. See commercial condos for small business owners.

Association Dues on Unsold Suites

The developer pays the association dues on every suite that has not sold yet. Early owners are not carrying the rest of the site while it fills in.

Square Footage and Price

Suites come in three sizes: the Standard Suite, the Max Suite and the Super Max Suite. The smallest is 1,353 square feet with the mezzanine. Shells are priced the same per square foot, so a bigger suite is simply more room, not a premium. Ask for current pricing when you get in touch.

Photos only go so far. The fastest way to know whether a suite fits is to stand in one. Tours are by appointment: call (855) 843-4433 or get in touch.
