A lot of buildings sell you a shell and let you figure out the second level later. That usually ends with a bolt-together loft kit, a posted weight limit nobody quite trusts, and a set of stairs that feels temporary because it is.
Every suite at The Hide Out comes with a concrete mezzanine. It is in the base price. It is not an upgrade and it is not an option.
The numbers
The mezzanine runs 18 feet deep — that is the measurement from the back wall out to the face of the deck, not a ceiling height. It is rated for 120 pounds per square foot of live load.
That rating is the whole point. A hundred and twenty pounds a square foot is a real floor. It carries furniture, a bar, a pool table, a full seating area, filing and gear, and the people using all of it at once. You are not doing arithmetic in your head before you move something heavy upstairs.
It is also concrete, which means it does not transmit sound and footfall the way a framed deck does. Somebody walking around above you is not an event.
What owners do with it
Because the shape is decided during build-out, the mezzanine does not have to run in a straight line across the back. At least one owner ran theirs in an L instead, wrapping it down one side to gain a considerable amount of upstairs square footage.
The common uses so far are an office, a lounge with seating and screens, and a bathroom placed upstairs so the ground floor stays clear for parking. Some owners do all three.
Why the height underneath still works
The reason a mezzanine does not cost you the room is that there is so much room to begin with. Clear height is twenty-five feet. Put a mezzanine at one end and you still have the full height in front of it.
That is not theoretical. There is a triple-height lift running in one of the smaller suites right now with three vehicles stacked on it, and they are trucks, not compact cars. Most of this market advertises 16 to 18 feet, which stacks two.
The part that is easy to miss
An included mezzanine changes the math on the whole purchase. When you compare one of these buildings to another, the shell price only tells you where the conversation starts. What matters is what you have when the work is done — and here, the second floor is already standing on the day you get the keys.
Walk up the stairs in the finished suite in D14 and look back down at the floor. That is the view most people decide on.
