A Heated Slab Changes What January Is For

There are two kinds of buildings in Minnesota. The ones you visit in winter and the ones you use in winter.

What a cold slab does to a Saturday

An unheated concrete floor is a heat sink. You can blast warm air into the room all morning and the slab will quietly pull it back out. Your feet stay cold. Tools stay cold. Anything you set down goes cold. A space heater roars in the corner the entire time and you still end up working in a coat.

So the space becomes storage. You go out, look at the thing under the cover, and come back inside. Four months of the year disappear.

What a heated slab does instead

Radiant in-floor heat runs off a natural gas boiler and warms the concrete itself. The floor is the radiator. Heat comes up rather than blowing across, so it is even, it is quiet, and it stays put when you open the overhead door for two minutes.

Concrete holds temperature well, which is exactly the property you want here. The slab does not swing every time the weather does.

The practical result is that January stops being a season you wait out. You go out on a Saturday, the room is warm, and you work.

It goes in before the concrete does

This is the part that cannot be retrofitted casually. The tubing is laid before the slab is poured. Because your floor is poured after you buy the suite, the layout goes in around what you are actually planning — drains where you want them, conduit run before the concrete rather than chased through it afterwards, lift anchors placed before anything is in the way.

Heat is included in the shell price. Air conditioning is the one option at build-out.

The rest of the envelope

Insulated exterior walls, and reinforced concrete block between every suite. Masonry moderates temperature swings in a way stud framing does not, which means the boiler is not fighting the building.

The timing argument

Every year around now somebody stands in a driveway doing the math on what fits inside and what is about to sit under a tarp until April. Buy now, build out over the winter, and the suite is ready for the first good weekend in spring.

Sales offices are open in Unit D14, 5000 Odessa Ave NE, St. Michael. See the suites or come walk through one before the snow.
